Your role

Are you a real estate expert with strong negotiation skills? Have you got a track record in maximizing portfolio performance? Do you want to be part of formulating and implementing our strategies?

We're looking for a detail-oriented Real Estate Analyst to:

• Provide analytical and asset management support on a portfolio of approximately 12 to 16 Commercial and Industrial investment properties. Key functions include:
• Financial analysis, including monitoring asset operating performance against business plans and tracking key property-level financials;
• Maintain and update ARGUS Enterprise models quarterly, incorporating leasing activity, market data, and capital forecasts;
• Support the asset managers in the preparation and accuracy of reports including Hold/Sells analyses, update Valuation Reviews, and Internal Forecasts;
• Participate in discussions with third-party brokers to evaluate market conditions and leasing activity;
• Support the asset manager in preparing investment proposals and throughout execution phases of lease transactions. Perform lease analyses, including NPV, IRR, payback, and net effective rent calculations;
• Support the asset manager in the planning and execution of property capital projects;
• Support the asset manager in the development of the property level annual operating budget and business plan, including expected leasing activity, income/expense review and capital planning.
• Assist in the monitoring of development projects by analyzing and processing construction draw requests, review of tenant build-out improvement packages, strategy discussions with partners, and internal stake-holders;
• Conduct research and provide support for broader real estate team initiatives, portfolio strategy discussions, and operational improvements;
• Assist and participate in the evaluation of property performance relative to competition and the objectives established in the annual operating plan (i.e. market repositioning, development of tenant retention programs, management of lease expirations, management of capital improvements);
• Assist in due diligence of potential acquisitions including expense analysis, lease and underwriting review, and cash flow modeling;
• Assist in property dispositions, including analysis of potential sales price, interaction with sales brokers and preparation of internal Investment Committee brief;
• Occasional travel to assigned properties;
• Opportunity to engage in Property Technology (Prop-Tech), Income Innovation projects and Sustainability initiatives with exposure to senior leadership;
• Opportunity to attend industry conferences on behalf of the firm or with senior leaders to creatively develop/expand new partnership and vendor relationships;
• Assist and lead special assignments as needed to support the Asset Management team.

Your expertise

• ideally 3+ years of hands-on experience in commercial real estate, preferably in Asset Management, Acquisitions, or Underwriting; strong understanding of time value of money and discounted cash flow analysis;
• BS degree in business, finance, economics, or real estate desired;
• Expert level proficiency in Word, Excel, and Argus Enterprise;
• Strong analytical and quantitative reasoning skills;
• Strong oral and written communication skills;
• Time management/organizational skills including ability to prioritize work to consistently meet deadlines;
• Visual software experience highly desired; skills around data or financial management highly encouraged with Power BI/Tableau, RealPage & VTS software and other similar software;
• Negotiation, organizational, and time management skills;
• Team building - ability to develop good working relationship with others.
